Living space for a cross-generational community
Aim:
Creation of living space for a working and living community in Dietach near Wels / Upper Austria. The focus is on the following aspects:
Creation of living space from the point of view of ecological, social and economic sustainability
Contribution to increasing local added value in rural areas
Cross-generational living as an answer to the increasing isolation of the older generation
Community life close to nature under the aspect of the common good
Content:
Due to the demographic conditions of the population pyramid, we will have to look after an increasing number of older people in the next few years. At the same time, the COVID situation has shown us that older population groups are among the most vulnerable and quickly become dependent and isolated. The latter has drastic effects on mental and physical health.
The aim of the project is to start right here. In a larger residential complex, senior citizens' shared apartments suitable for the disabled are to be created (shared apartments for 2, 3 and 4 people). The concept of assisted living should be embedded in a larger community that is as heterogeneously mixed as possible. As a result, there will also be space for living space away from the senior citizens' residential complex, which is intended for various social groups such as families, singles, students and migrants. In order to promote the creation of a strong community / social network, a day center, community gardens, a tool house and a summer kitchen are planned. At the same time, a stronger relationship to nature and the environment should be established, as it has been shown to have a positive effect on health and life satisfaction.
The approx. 7 hectare property in Dietach (5 km from Steyr) should include the following functions:
- Assisted living: Senior shared apartments for up to 45 senior women, 2-, 3- and 4-person shared apartments. Private rooms and wet rooms, kitchens and living areas for shared use.
- Housing estate: Individual living spaces with the possibility of self-construction
- Community center: seminar rooms, group rooms, workshops, etc.
In the student design project, the focus is on the first construction phase, assisted living.

Organizational form:
Nonprofit association - future buildings and areas are transferred to the association.
Members of the association are the residents of the living and working community.

Requirements for the design:
- Development of innovative solutions for the given building task
- Need-oriented planning with the involvement of future users
- Focus on renewable raw materials: wood, straw, clay etc.
- Minimizing the ecological footprint during the construction and use of the building (life cycle analysis, recyclability, separability of components, renewable raw materials, energy-efficient raw materials, alternative heating and cooling concepts, etc.)
- Priority of regional businesses and handicraft work over capital and energy-intensive industrially produced components
- Innovative design concepts with an experience factor
- Room configuration: Fulfillment of the functional requirements while creating spatial quality at the same time - arrangement of the building structure, interior-exterior reference, light-shadow, visual references etc.
