DENSIFICATION - SPRAWL LIMITATION
free standing retail real estates such as supermarkets or drug stores (e.g. Billa, Hofer or BIPA units) in the vienese outer districts use large amount of land a and support sprawl.
the typical size of such mostly cubic structure is 1.500m2, with additional parking lot for 100 parking spaces.
in a city such as vienna, with increasing immigration and realted housing need, limited spatial reserves, densification concepts are necessary in order to realise affordable housing.
in the following seminar the densification potentials of such retail real estates should be explored.
The students should in the first step explore the 10., 11., 21., 22., and 23. district in order to locate suitable retail stores:
- using internet (google maps, virtual city map, virtual cadastre of city of Vienna)
- through self-documented city walks
Each student should identfy and document up to 10 suitable stores/sites using the standardized document (provided by the Institute)
The document will contain folwoing data:
Photo Documentation of the site and store
Site Area, Location
Year of construction
Construction Type
Size, Area (GFA), Volume
Legal constraints (Height, Use etc.)
Traffic (public, pedestrian, private)
Densification potential (Linitations of use, strauctural potentials etc.)
